CASE: Wullenwaber Variance Request (LU 467-2025)
APPLICANT/OWNER: Kent Wullenwaber-645 Quincy St, Harrisburg, OR 97446
SITE LOCATION:The subject site is located at an existing address of 645 Quincy St. and is also known as tax lot 00700 of Linn County Assessors Map 15S04W10CC
REQUEST: The applicant requests approval of two variances in relation to a proposed accessory structure/shop (1596 sq. ft.) on the property. The structure can’t exceed 50% of the floor area of the primary structure, which would allow only 811 sq. ft. based on the house measuring 1,622 sq. ft. In addition, the side setbacks and rear setback are under the minimum requirements. The rear setback of 15’ to Stanley St. is being reduced to 5’, and the side setbacks are required to be 6’, and planned side setbacks are slightly smaller, at 5’-7 3/8 and 5’-5 3/4.
