Accessory Structures

Accessory Structures: 

An accessory structure for residential zones requires a type I procedure.  Similar to the fence permit, there will be an accessory structure permit.  These are free for any structure that is under 200 sq. ft., and under 15' tall, in a residential zone.  In a Commercial Zone, any structure that is under 120 sq. ft. is free.  Building Permits are required for any accessory structure over 200 sq. ft., and commercial/industrial structures over 120 sq. ft. require a building permit

Each residential lot is allowed a maximum of 3 accessory structures.  Your structure can't exceed the lesser of 50% of your floor area of the primary structure on the property, or 1,000 sq. ft.  It's height may not exceed that of the primary dwelling.  Accessory structures must be set back a minimum of 3' from the nearest property line.  Roof eaves, or similar protrusions may not encroach more than 1' into the 3' setback.  This doesn't include the front of a property, unless your accessory structure is a carport or garage.  Accessory structures can be freestanding, metal-framed, canvas-covered, wood, metal, concrete, or glass sheds, garages, greenhouses, etc.  There could be landscaping or a fence required as a buffer from adjoining property uses.   The lot coverage requirements may not be avoided, unless there is an adjustment

Primary Garages or carports must meet minimum size requirements of 18'x12'.  An 18'x12' paved parking pad capable of holding the same number of vehicles as inside the garage/carport is also required.  Driveways must be paved for any new development on a lot.  

Please be aware that prohibited accessory structures include trailers, cargo/freight containers or boxes, or any structure consisting of easily damaged materials or construction.  This includes dilapidated or dangerous structures. 

Accessory Structures in Commercial & Industrial Zones:  Building permits are required for any structure over 120 sq. ft.  Please also be aware that depending upon the size of the structure, it may require a site plan.  Contact City Staff for guidelines.
